Where it is Sea-facing bungalow on Bandstand, Bandra West, Mumbai. Address: Land’s End, Byramji Jeejeebhoy Road, Bandra (W). It’s a 27,000 sq ft property right on the Arabian Sea, which is why you get those iconic sunset photos of it.
Original history It wasn’t built for a film star. It was built as Villa Vienna – originally in the late 1800s by Raja Bijai Sen of Mandi for one of his queens, and later listed as a heritage bungalow built in 1914. Because of that, it is a Grade 2-B / Grade III heritage structure – which is why even today SRK needs special clearance from MCZMA and heritage committees to renovate it.
How Shah Rukh got it SRK first saw it in 1997 while shooting Yes Boss outside the bungalow and was fascinated by it. He had no money to buy it then, but promised Gauri Khan he would. In 2001, he bought it from the Bai Khorshed Bhanu Sanjana Trust for around Rs 13 crore on a 99-year lease. In 2005 he renamed it Mannat, which means a wish or prayer fulfilled.
What it is today Two connected buildings: the original heritage Villa Vienna in front, and a modern 6-storey annexe behind it where the family actually lives. The annexe was built later. Designed inside by Gauri Khan herself. Over 10 years of makeover with crystal chandeliers, Italian marble, art pieces, life-size statues, a library, private theatre, gym, and that famous terrace where he greets fans. Current market value is estimated at Rs 200 crore+ – making it one of the most expensive private residences in India.
