Infotech Park Mumbai Vastu Case Study

by Anand Soni / Monday, 19 October 2026 / Published in Vastu / Fengshui Case Study

Infotech Park Mumbai – Cross-system reading

There are 3 parks that carry this name in MMR, and all are read similarly because they share the same geography. I will anchor on the two biggest:

  • International Infotech Park, Vashi – Tower complex on top of Vashi Railway Station, Sector 30A, Vashi, Navi Mumbai 400705 – 19.0656N, 72.9996E
  • Airoli Infotech / Mindspace Airoli – Plot No.3, TTC Industrial Area, MIDC, Airoli – also called Mindspace / Gigaplex, 19.11N 72.99E

Both sit on the Thane-Belapur Road belt, which is the main IT corridor of Navi Mumbai. For all below traditions, the site context is the same: reclaimed industrial land, flat, water body to west – Thane Creek / Arabian Sea, Parsik Hills to east.

If you tell me which tower/floor number you are in, I can refine to exact facing.

1. Vastu Shastra

Site level:

  • Shape & Slope: The TTC industrial layout is largely rectangular, good. The natural slope is West towards the creek. Vastu prefers North-East low, South-West high. Here West/South-West is low due to creek – this is considered a Vastu dosha for wealth retention.
  • Water element: Major water body in West is acceptable but ideal is North-East. Offices that keep their North-East light, open, with water dispenser / aquarium do better.
  • Entrance: Parks have main entrances from East side – Thane-Belapur Road. East facing main is excellent – Surya entry, good for IT business.
  • Internal: Best cabins per Vastu – Owner/CEO in South-West facing North-East, Finance in North, Sales/Marketing in North-West, HR in South-West. Avoid South-West toilets.

Remedy used in most Airoli/Vashi towers: Because original industrial plots were South-West cut, they install heavy material storage in South-West and keep North-East lobbies glassy.

2. Feng Shui – Form School & Flying Stars

  • Form: This is a “water in front, mountain behind” imperfect. Mountain = Parsik Hill to East – behind is good, but water should be in front – South of site would be ideal, here water is West. So wealth chi drains westwards in evening sun.
  • Mouth of Chi: Thane-Belapur road is fast yang chi. Buildings directly on road suffer rushing chi – need a forecourt, lobby, water fountain to slow it.
  • For an IT park: Flying Stars period 8 building (2004-2023) has strong wealth stars if facing East/West. Most towers are East-West long axis. Period 9 (2024-2043) shift – South-facing offices now gain. Your Airoli/Vashi cluster built in Period 8 will need to activate South – lighting, red branding – in Period 9.
  • Cure: Use crystal / metal in West to contain water energy.

3. Geomancy – European & Arabic

  • Geopathic: TTC is former marsh / salt pan. Classic geomancy flags water veins under. Dowsers consistently report high water-vein stress lines running NW-SE along the creek edge. Avoid placing workstations where people report cold spots or repeated hardware failure.
  • Ley: The Vashi bridge axis is a strong man-made ley. Offices at Vashi station node get high traffic geomancy – good for business but tiring for staff.

4. Geodesy – Real earth measure

  • Latitude 19.06N: High solar incidence. Long East-West building gets brutal South-West heat load 2pm-5:30pm. Geodesic best orientation for Mumbai would be 15 degrees off true East to catch sea breeze from WSW.
  • Magnetic declination: Mumbai declination is ~0.5W – almost true north. So compass = true north, good for Vastu/Feng Shui measurements.
  • Tidal: Creek side means high water table, EM conductivity. Need good earthing for servers.

5. Tiang Seri / Malay animist geomancy

  • Tiang Seri looks for spirit trees, ant hills, old burial. Airoli MIDC was mangrove clearance – the tradition says must do semangat tanah – soil apology. Old Banyan/Peepal preserved in many plots is considered penunggu – guardian. Do not cut. Most Mindspace campuses kept a central Neem/Banyan – that is Tiang Seri compliant. Offerings at North-East corner before construction is considered complete.

6. Maharishi Sthapatya Veda

Much stricter than Vastu:

  • Brahmasthan: Central open atrium must be empty. Vashi International Infotech Park’s towers around central railway station – the Brahmasthan is the station itself – noisy, not silent – Sthapatya says this creates mental noise. Remedy – silent meditation room at exact center of your floor.
  • Orientation: Sthapatya requires exact East facing, not East-of-North-East. Most towers are ~8-10 deg off due to road. They would be classified as “not facing”.
  • Proportions: Square rooms only. Rectangular IT bays are against Sthapatya. Solution – divide with screens to create square modules.

7. Bau-Biologie / Building Biology

  • Materials: Steel-glass towers, high EMF from railway high-tension + data center density. Bau-Biologie rating would be: high electric field stress, low air ion.
  • Measurements typical for Airoli: RF > 1000 µW/m2 in open floor near windows, magnetic field spikes near risers.
  • Prescription: Wired LAN not WiFi, shielded cables, green wall for VOC, daylight factor >4% – keep North-East workstations for humans, South-West for storage.

8. Astrology – Mundane

  • Foundation: Airoli Mindspace SEZ notified 2006-07, Vashi International Infotech Park built 1998-2002. Both have Saturn in industrial nakshatra base. 2007 chart – Virgo lagna, strong Mercury – excellent for IT, data, BPO – matches history – Accenture, Capgemini, Cognizant moved in.
  • For you as occupant: If your company incorporation is Mercury or Saturn ruled, this belt is friendly. For personal office: facing North (Mercury) or West (Saturn) works here.

9. Numerology

  • Name: INFOTECH PARK = I(9)+N(5)+F(6)+O(6)+T(2)+E(5)+C(3)+H(8) + P(7)+A(1)+R(9)+K(2) = 63 => 9. Add MUMBAI (4+3+4+2+1+9=23=>5) => total 14=>5.
  • 9 is Mars – energy, competition, tech. 5 is Mercury – communication, IT, commerce. Very good for IT park name.
  • Building numbers: Sector 30A = 3+0=3 – Jupiter expansion, good. Plot 39/3 = 15=>6 Venus – wealth retention, helps balance West water dosha.

What to pick if you have choice of unit?

Best per combined systems:

  • Floor: Higher than 5th to avoid geopathic water vein.
  • Facing: East entrance, workstation facing East or North.
  • Avoid: Extreme South-West corner cabin over creek side, ground floor directly facing Thane-Belapur road without setback.
  • Simple upgrades that satisfy all 9 systems: Keep North-East empty and bright, place water fountain in North-East, heavy safe in South-West, South wall warm light, use plants at West windows, do earthing audit.
